I am happy to present a ready-to-move-in apartment after a general renovation in a renovated tenement house in the center of Łódź, on 2nd floor. It consists of two large rooms (living room with dining room + bedroom), a kitchen open to the living room, a bathroom and an entrance hall. The advantages are the typical high ceilings (3.6m) and the classic style - ideal for fans of tenement houses but taking advantage of the benefits of modern solutions. Equipment
The apartment is fully equipped with household appliances with built-in furniture: in the kitchen fridge/freezer, oven, gas hob, dishwasher, hood; in the bathroom washing machine; in the bedroom (in the built-in wardrobe) a clothes dryer, an upright vacuum cleaner with a docking station.
The design of the apartment assumed limiting the "free" furniture and maximizing the carpentry, in order to optimize cleaning and limit "dead" places where dust can collect. That is why there is a very large number of cabinets in the kitchen, built up to the ceiling (3.6 m high), in the bedroom a four-compartment wardrobe made to measure across the entire width of the room, also to the ceiling, in the bathroom full built-in furniture (including a washing machine). Layout and design
The apartment is entered from the staircase into the hallway, where there are shoe cabinets, hangers and a marble console. From the hallway we enter the living room and bathroom. The bathroom is equipped with a shower cabin. The living room, 3.6m high, is connected to the kitchen, with a large sofa, a table for 4 people (with an additional extension module for 6 people), a restored and working tiled stove, classic wooden cabinets (1950s, Poland). The advantage of the living room is the possibility of turning it into a cinema - a suspended retractable screen with a beamer. Kitchen with custom-made furniture from floor to ceiling, with spacious cabinets and bar table for quick breakfasts. From the living room you enter the bedroom (also 3.6m high) with a 200x180 bed and an integrated headboard, a very spacious built-in wardrobe and a desk. There is plenty of space in the rooms for any additional furniture. The apartment has three large traditional windows (plastic, 3 chambers), providing great lighting - an apartment in a block / apartment will not have such magic.
Installations
The apartment has new electrical, water and sewage installations. The gas installation supplies gas heating and a gas cooker. Heating is provided by two energy-saving Fondital Gazelle furnaces (appreciated by installers / servicers of heating devices) and electric floor heating in the bathroom. The water is heated by an electric boiler. Everything is integrated into the smart home system. Therefore, the heating installation is fully independent of municipal media. This guarantees very low maintenance fees and fees for gas and hot water - you can remotely control the media and save when, for example, you are not at home.
In addition, a fully functional, renovated by a stove builder, tiled stove, where it is possible to burn wood. On winter evenings it gives an incredible atmosphere and a feeling of warmth. For obvious reasons, it is no longer possible to install tiled stoves in apartments, and here we have a lifetime guarantee for a "fireplace" in the city center.
Smart home integrates heating, water heating, temperature and humidity sensors and an alarm (including smoke detectors, reed switches, camera).
The apartment provides good thermal comfort thanks to 60 cm thick walls and facade insulation. In summer, it insulates the heat, and in winter it allows for keeping the heat of the apartment.
Renovation
The apartment underwent a general renovation in 2021 - from tearing off several layers of floors, cleaning the ceilings, checking the condition of the ceiling beams, to new floors (Fermacel type) on one level in the entire apartment, new plasters and ceilings (enriched with mineral wool insulation). Barlinek boards were laid in the living room, bedroom and part of the kitchen, tiles in the bathroom, hall and kitchen around the furniture. New electrical and water installations were installed. Ventilation was provided in every room. Stucco appeared on the walls in the living room and bedroom (made by a master dealing with stucco renovations in Łódź tenement houses). Classic, custom-made doors to the bedroom and bathroom. The carpenter made custom-made furniture. Energy-saving LED lighting was installed.
After the renovation in 2021, the apartment was inhabited, but visited sporadically (1-2 times a month for the weekend). Due to the final decision to move to another city permanently, the apartment is for sale.
Building and housing community
The tenement house was built at the end of the 19th century and was one of the factory tenement houses. Thanks to this, its structure and durability are much better than typical Łódź "tenement houses": it has solid foundations (verified several times in recent years in connection with investments on neighboring plots), solid staircases and ceilings. Before World War II, the tenement house was inhabited mainly by Jews (one of the proofs of which is the solid door of the jeweler's apartment on the first floor, which remains to this day), during World War II, by Germans "working" in the Łódź headquarters. After World War II, mainly Poles moved in and this is still the case today. The building is entered in the register of historical monuments. The vast majority of apartments in the building are private property, so property management is much more efficient.
In recent years, the dynamic housing community has carried out renovations of the yard and the building: a general renovation of the yard with historic paving stones and lighting (including parking spaces), the elevation (front of the building and outbuildings) and the basements. Additional renovations are carried out every year (e.g. a new gate, replacement of the monitoring system). In the coming months, the staircase is planned to be refreshed (it was renovated a few years ago). There is no "pathology" in the building, the neighbors are very warm and close (evidence of which is the arrangement of plants in the yard changed every few weeks). The apartment has excellent sound insulation (thanks to thick walls and ceilings), thanks to which the comfort of staying and sleeping is similar to a cottage outside the city.
Neighborhood
The apartment is located on Wschodnia Street, close to Piotrkowska Street, near the intersection of Narutowicza and Wschodnia. A development investment was built on the plot next door 3 years ago (the apartment is on the side of this plot). A closed, multi-storey city car park is being built on the plot next door on the other side (during consultations before the investment, the community took care of full insulation of the building, which will prevent noise). The area has changed dramatically in recent years - not much has remained of the "stereotype of Wschodnia Street". A café has opened, there is a Żabka opposite, in the building next door (apartment building) Stokrotka, in the vicinity there are greengrocer's, butcher's, oriental shops, Philharmonic. It is a 5-minute taxi ride to the Łódź Fabryczna station, a 10-minute walk. In the future, the "Zielona-Zachodnia / Łódź Centrum" train stop will be opened - the "Łódź metro", to which it will be a 5-minute walk. The area is quiet, the yard is very quiet.
